Parks Board recommends Cactus Club for English Bay Bistro. Have your say.

Vancouver, BC  The old concession at English Bay is about to be torn down to make way for a new "waterfront" restaurant. Private business on public land. This debate certainly was lively when Watermark was to be developed at Kits beach. See links below. I have no particular opinion on this, but wanted to let citizens know what is happening in their community.

Vancouver Art Gallery is NOT going on False Creek waterfront after all !

Vancouver, March 7, 2010  Change to longstanding rumour. For quite awhile we have all anticipated that the new home for the Vancouver Art Gallery, www.vanartgallery.bc.ca was going to be on the NE shore of False Creek near BC Place and GM Place.

Below is a letter to members dispelling that, and announcing the new location. Remember the Greyhound Bus Depot of years ago? Actually picture the block of land where Canada House and LiveCity Dowtown as part of the 2010 Olympics is. THAT'S it!

Not as glamourous as waterfront, still an excellent choice in my humble opinion.

"Dear Gallery Member,

You may have seen the exciting news in the media that the Gallery has determined a location at 150 Dunsmuir Street (the former Greyhound bus depot site), six blocks east of our current location, is the ideal site to build a new Vancouver Art Gallery. The decision to pursue the site at 150 Dunsmuir has been unanimously endorsed by the Gallery’s Board of Trustees. I am thrilled to be able to share this with you.

This conclusion was reached after an exhaustive master planning process initiated five years ago, including a thorough exploration of options for expanding on our current site, consideration of several possible sites in Vancouver’s downtown core, and feasibility studies on a potential Northeast False Creek location. Adjacent to Yaletown, Chinatown and Gastown, the 150 Dunsmuir site is in a dynamic part of downtown Vancouver near many cultural amenities and is readily accessible to the new Canada Line and other public transit---a perfect location for a significant, environmentally sustainable and welcoming building that will become a landmark for our city and province.

The vision for a new Vancouver Art Gallery is bold and ambitious, addressing the serious issues that hamper programs and operations in the current facility, as well as the long-term image and viability of the institution. Unfortunately, while the existing facility has considerable heritage value and holds a place in the hearts of many people within the Vancouver community, a heritage building is extremely difficult and costly to upgrade. The Gallery suffers from a severe lack of functional space (only 3% of the permanent collection can be viewed at any given time), as well as serious environmental problems, seismic vulnerabilities and aging systems. An expanded facility is critical to address the needs of our growing audiences, with dedicated classroom and program space for the Gallery’s important family, teen and school programs, as well as space for the care and presentation of our valuable collection of 10,000+ artworks, for presenting major exhibitions of historic art and the work of internationally acclaimed and emerging contemporary artists, and to serve our greater community in the coming years.

We continue to work closely with the City of Vancouver and Province of British Columbia on this exciting initiative and will provide you with updates throughout this process. This will add vibrancy to an evolving area of Vancouver between Yaletown and Crosstown, and possibly enhance the once planned "entertainment district". The gorgous and functional Vancouver Library is a block away, the newly renovated Queen Elizabeth Playhouse and CBC are also only a block away. Did you know that the POST OFFICE is leaving dowtown Vancouver? Did you know that there is a huge expansion planned on the south side of BC Place along with their new opening roof system? (mixed use commercial, me thinks a casino is waiting)

I am sharing this information as I have also told many people of the idea of the new art Gallery on the waterfront. I will be keeping an eye on design plans and short listed architects for what should be a highly functional building. Hopefully it will also be something architecturally significant!

During the Olympics I was priveleged to be invited to a soiree on the roof top of the existing gallery to watch the fireworks and crowds at Robson Square. Let's all ensure that we make our opinions known about what we want to see happen at both the old and new locations. Public opinion does count. Join the Art Gallery, write City Hall and help keep our public buildings, institutions and open spaces vibrabt and accessible to our citizens and guests.

Housing supply and demand reach closer alignment in January

Diverse selection and favourable interest rates continue to drive demand in the Greater Vancouver housing market.

The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in Greater Vancouver totalled 1,923 in January 2010, an increase of 152.4 per cent compared to January 2009 when 762 sales were recorded and a 23.5 per cent decline compared to the 2,515 sales recorded in December 2009.

In terms of historical perspective, January ranked as an average month for number of residential housing sales over the past decade, with higher sales in January 2002, 2003, 2004, and 2006.

Over the last 12 months, the MLSLink® Housing Price Index (HPI) benchmark price for all residential properties in Greater Vancouver increased 17.2 per cent to $573,241 from $489,007 in January 2009. This price is 0.8 per cent above the previous high point in the market in May 2008 when the residential benchmark price sat at $568,411.

 “Although home prices in the region have largely returned to their previous peaks, we still see a significant number of first-time and move-up buyers in the market, thanks to low interest rates and the diverse range of properties available today,” Jake Moldowan, REBGV president-elect said.

“There is also closer alignment between supply and demand in today’s housing market. At 18 per cent, the sales-to-active listings ratio in January is approximately 10 per cent lower than we’ve seen in our market over the last six months,” Moldowan said.

New listings for detached, attached and apartment properties in Greater Vancouver totalled 5,147 in January 2010. This represents a 39.1 per cent increase compared to January 2009 when 3,700 new units were listed, and a 139.1 per cent increase compared to December 2009 when 2,153 properties were listed on the Multiple Listing Service® (MLS®) in Greater Vancouver.

At 10,218, the total number of property listings on the MLS® increased 14 per cent in January compared to last month and declined 26 per cent from this time last year.

“Looking ahead, it’s difficult to know exactly what the Olympic effect will be on our market in February, although I think it’s fair to say it should be a quieter period for home buyers and sellers and so, in fact, may be a good time for motivated buyers to search for properties,” Moldowan said.

In January, sales of detached properties increased 141.4 per cent to 705 from the 292 detached sales recorded during the same period in 2009. The benchmark price, as calculated by the MLSLink® Housing Price Index, for detached properties increased 19.5 per cent from January 2009 to $788,499.

Sales of apartment properties in January 2010 increased 146.8 per cent to 891 compared to 361 sales in January 2009. The benchmark price of an apartment property increased 15.2 per cent from January 2009 to $385,487.

Attached property sales in January 2010 are up 200 per cent to 327, compared with the 109 sales in January 2009. The benchmark price of an attached unit increased 13.4 per cent between January 2009 and 2010 to $482,478.

Slow start, strong finish for housing market in 2009

After beginning the year at near record low sales levels, buyers’ confidence in the Greater Vancouver housing market quickly returned, allowing for significant and sustained increases in the number of residential property sales for much of 2009.

The Real Estate Board of Greater Vancouver (REBGV) reports that total unit sales of detached, attached and apartment properties in 2009 reached 35,669, a 44.8 per cent increase from the 24,626 unit sales recorded in 2008, but a 6.3 per cent decline from the 38,050 residential sales in 2007.

The number of homes listed for sale on the Multiple Listing Service® (MLS®) in Greater Vancouver declined 15.5 per cent in 2009 to 52,869 compared to the 62,561 properties listed in 2008.

“Low interest rates, an economy emerging from recession and continuing to improve, and consumer confidence led to the resurgence experienced in the Greater Vancouver housing market in 2009,” Scott Russell, REBGV president said. “Home sales neared or passed monthly records in Greater Vancouver throughout the latter half of 2009. In fact, last month’s home sales rank as the third highest selling December in the 90-year history of our organization.”

Residential property sales in Greater Vancouver totalled 2,515 in December 2009, an increase of 172.2 per cent from the 924 sales recorded in December 2008, and an 18.4 per cent decline compared to November 2009 when 3,083 home sales occurred. 

The residential benchmark price, as calculated by the MLSLink Housing Price Index®, for Greater Vancouver increased 16.2 per cent to $562,463 between Decembers 2008 and 2009.

New listings for detached, attached and apartment properties in Greater Vancouver totalled 2,153 in December 2009. This represents a 38.9 per cent increase compared to the 1,550 new units listed in December 2008 and a 41.1 per cent decline compared to November 2009 when 3,653 properties were listed.

“The number of homes listed for sale on our MLS® has been in decline in Greater Vancouver for eight of the last nine months, which results in upward pressure on home prices and less selection for buyers to choose from,” Russell said.

Total active listings in Greater Vancouver currently sit at 8,939, a decrease of 41 per cent from December 2008, and a decrease of 19 per cent from November 2009 (see graph on page two for more detail).

Sales of detached properties in December 2009 increased 159.2 per cent to 902, compared to 348 sales in December 2008. The benchmark price for detached properties increased 18.3 per cent to $766,816 compared to December 2008.

Sales of apartment properties in December 2009 increased 176.7 per cent to 1,154, compared to 417 sales in December 2008. The benchmark price of an apartment property increased 14.8 per cent since December 2008 to $382,573.

Attached property sales in December 2009 increased 188.7 per cent to 459, compared with the 159 sales in December 2008. The benchmark price of an attached unit increased 12.9 per cent between Decembers 2008 and 2009 to $478,093.

Apparently the City Hall graffiti unit has been disbanded, or the hotline disconnected. A West End resident is circulating this pdf attached that is the internal sheet used to forward graffiti complaints to the exact department/person responsible. If you are so inclined to report vandalism ( as opposed to art? ) this list may help you get direct results instead of sitting on hold at 311.

While many including me bemoan the painting over of the mural on Beatty Street, there is also offensive tagging that is a blight on our city. It has been proven that quick removal discourages taggers from displaying their "art" on private or public property.

I do not suggest that we need to sanitize our city for the 2010 Olympics. Quite the opposite. However, nasty graffiti cannot overtake our fair city, now or in the future. Save this pdf, encourage your neighbours and businesses to keep shitty spray paint from marring our city, and celebrate art and artists. There IS a difference.

Downtown Vancouver Parking taxes WAY up, not just meters...

INEQUITABLE 200% TRANSLINK TAX INCREASE

 Tax grab puts Vancouver at Top of Parking Taxes in North America 

In a move that can only be described as uncaring and a total disregard for the concerns of the business community in the throes of a slow economic recovery, TransLink's Board of Directors and the Mayors' Council approved tripling the Provincial Sales Tax (PST) on the purchase price of parking. The B.C. Ministry of Finance sent out a notice to commercial property owners and parking operators in Metro Vancouver in early December informing them that this increase is effective January 1, 2010.

With the introduction of the HST on July 1, 2010, this 21% PST will not fade away like the current 7% PST. Add the 12% HST to the tab. Total taxes for parking will add up to 35.5%. A five-fold increase from what you are paying now and the highest in North America - claiming that spot from Pittsburgh!

Ever since TransLink's inception in 1999, the DVBIA has been strongly opposed to TransLink's legislative ability to increase the tax you pay on paid parking. This is because it it unfairly targets downtown, universities and hospitals that charge for a commodity rather than give it away as is done elsewhere in Metro Vancouver, such as at shopping malls and industrial parks. Moreover, TransLink’s own data shows that travel within Metro Vancouver is no longer solely to downtown, but rather across the region. The increased parking tax creates a further disincentive for people and businesses to come downtown. 

The DVBIA has suggested on many occasions that the tax be axed since it generates less than two percent of TransLink's total revenues. And, it reverses the tax shift away from businesses that the City of Vancouver has been undertaking over the last few years.

"in raw theory, I agree with the concept of discouraging vehicle traffic in the city. HOWEVER- this is inequitable period. Perhaps if transit were FREE downtown, then it could be justified. That is another discussion.
As a Realtor, I often promote transit and walkability to my clients, especially those new to Vancouver. When doing multiple showings, I often take them on a walking tour, using taxis if necessary to catch up or return to the starting point. While there are other benefits like really getting to see the area, and better conversation, it also reduces frustration of finding parking. And it most definitely is cheaper than paying for 40 mintes parking at every stop to only use 20. And don't get me started on the 30cent convenience fee for paying by phone (unless you WANT another rant).

This tax grab is counter productive, and anti-business, anti-tourist, and ill thought out. Please join me in expressing your displeasure. Or argue with me, that's ok too!

Re: Bloedel Conservatory , Vancouver BC.

Many of you may be aware that the Bloedel Conservatory in Queen Elizabeth park has been hoisted onto the chopping block due to more funding cuts on the behalf of our government. The Bloedel Conservatory is a true relic and has been apart of the Vancouver cityscape for 40 years! It is the unique geodesic dome home to a collection of more than 500 plant species, a pond filled with koi fish, and about 100 tropical birds of various species. It's downfall in business in recent years has been largely due to the Canada Line construction on Cambie street and closures to parking lots around the park due to renovations to the reservoir below which put a big damper on the number of tour buses that could reach the facility. But as of 2008 the Conservatory's numbers have been on the rise, causing many of us to think the City board should look elsewhere to make it's cuts.

"If you have never been, take the kids or your folks for a stroll through this great city amenity. This venue has suffered a loss in revenue due to many things, least of which is lack of marketing. However, in the past few years, there was a major construction project on the hill, the rebuilding of the reservoir. This inhibited traffic, closed parking lots and made it like a war zone. More recently, the construction of the Canada Line, RAV, subway down Cambie made this a NO-GO Zone. Now that all is swell again, I would suggest that a campaign to restore traffic to this gem be undertaken. NOT close it. Vancouver residents and tax payers do want fiscal responsibility, but this decision is not that. It is short sighted and mean spirited." -Blair
